L’intervento ha una duplice anima: la manutenzione straordinaria volta alla riqualificazione energetica e funzionale dei tre fabbricati esistenti e la nuova costruzione di un edificio d’eccellenza destinato ad Auditorium.
Per minimizzare l’impatto logistico, mantenere la continuità e l’efficienza operativa e garantire la sicurezza del personale operativo all’interno degli spazi di lavoro dell’azienda, il cantiere è stato organizzato ed ingegnerizzato in diverse fasi cronologiche che coinvolgono simultaneamente gli spazi interni ed esterni dei singoli edifici.
Per migliorare le prestazioni degli involucri, saranno realizzati isolamenti a cappotto in EPS su tutte le superfici, sarà previsto il rifacimento integrale delle coperture mediante sistemi di isolamento e tecnologie ad alto rendimento. Inoltre è prevista la sostituzione degli attuali serramenti; la modifica dimensionale delle attuali aperture e l’installazione di sistemi a facciata continua e serramenti a taglio termico con vetri selettivi ad alte prestazioni acustiche e termiche.
Il progetto degli interni prevede soluzioni di design specifiche e studiate appositamente per garantire il miglior comfort agli utenti.
La gestione del cantiere sarà guidata dai principi di economia circolare dei materiali, attenzione alla gestione e alla movimentazione dei rifiuti e alla mitigazione degli impatti del cantiere sul tessuto urbano circostante. Sarà garantito che almeno il 70% in peso dei componenti edilizi sia disassemblabile o recuperabile a fine vita. Durante le demolizioni verranno applicate tecnologie specifiche per l’abbattimento delle polveri e la riduzione delle emissioni sonore.
