Nel cuore del centro storico di Modena prende forma un importante intervento di riqualificazione del complesso del Rettorato di Via Università 4, un luogo ricco di storia che nel tempo si è ampliato attraverso successive stratificazioni edilizie a partire dall’edificio originario del XVIII secolo.
Il progetto nasce con l’obiettivo di restituire nuova energia ad alcuni spazi oggi poco utilizzati, trasformandoli in ambienti più funzionali, accessibili e in grado di rispondere alle esigenze della comunità universitaria contemporanea. L’intervento riguarda in particolare alcune aree strategiche del complesso: le aule al piano terra attualmente in disuso, la zona biblioteca e l’Aula Magna al piano primo con i relativi locali di servizio, il Museo di Zoologia al piano terzo e, ai livelli superiori, la Sala del Consiglio – conosciuta anche come Sala degli Stucchi – insieme al sottotetto.
La progettazione si muove nel pieno rispetto dell’identità storica dell’edificio, tutelato ai sensi del D.Lgs. 42/2004, con l’intento di valorizzarne gli elementi architettonici di pregio e allo stesso tempo migliorare comfort, sicurezza e prestazioni energetiche.
Il progetto è attualmente in fase di progettazione esecutiva e si sviluppa grazie a un lavoro sinergico tra progettisti, impresa e stazione appaltante. Un percorso condiviso che integra competenze diverse e strumenti tecnologici avanzati – come rilievi laser scanner e virtual tour – per costruire una conoscenza approfondita dell’edificio e guidare scelte progettuali consapevoli.
Una delle sfide principali riguarda l’organizzazione del cantiere: il complesso si trova infatti in pieno centro storico, all’interno di una zona pedonale e a traffico limitato. Per questo motivo l’intervento è stato concepito secondo i principi di una cantierizzazione a basso impatto, capace di convivere con le attività quotidiane dell’edificio e ridurre al minimo le interferenze con studenti, docenti e personale.
Un progetto che unisce tutela del patrimonio, innovazione e qualità degli spazi, con l’obiettivo di restituire al Rettorato nuovi ambienti vivi, funzionali e aperti alla comunità universitaria.
