Si sono conclusi la settimana scorsa i due workshop gemelli concepiti e organizzati da Fondazione Teicos, a Milano e a Roma, per focalizzare l’attenzione della filiera edilizia sul tema della qualità nel costruito.
I due workshop hanno attivato un confronto strutturato tra partecipanti selezionati del settore edile-immobiliare. Lo scopo era far emergere le criticità ad oggi irrisolte, e identificare gli aspetti nodali che rallentano o compromettono l’ottenimento della qualità nel costruito, dalla fase di progettazione fino alla gestione del patrimonio.
Fondazione Teicos ha proposto una modalità innovativa di confronto basata su domande mirate su cui i tavoli di lavoro hanno elaborato e concordato risposte univoche. Questo approccio ha spostato il focus dal dibattito libero alla costruzione di posizioni condivise e operative, mettendo al centro il processo edilizio-immobiliare come nodo sistemico, non come somma di singole fasi.
Complessivamente sono state coinvolte 70 realtà tra studi di progettazione, di ingegneria, di progettazione integrata; società di gestione, di investimento e immobiliari.
I dati e le sintesi prodotte durante i workshop saranno affidati a enti istituzionali, tra cui il Politecnico di Milano, La Sapienza di Roma, l’Ordine degli Architetti. Un primo obiettivo è utilizzare questi contenuti per impostare percorsi universitari dedicati a individuare soluzioni operative. Un secondo obiettivo è formare figure in grado di governare gli aspetti nodali emersi e tradurre l’approccio valutativo innovativo in approccio pratico.
Gli incontri di Milano e Roma hanno confermato l’efficacia di un metodo di confronto orientato al risultato. L’alta adesione e la qualità dei contributi confermano che la domanda di nuovi modelli per governare la qualità nel costruito è concreta. Il passaggio dalla mappatura delle criticità all’individuazione di soluzioni specifiche rappresenta il prossimo obiettivo.
