Teicos si è aggiudicata l’appalto per i lavori di manutenzione straordinaria e riqualificazione delle facciate della Residenza Anni Azzurri San Luca. Situata nel cuore di Milano, in via San Luca 4, la struttura è parte del network di eccellenza del Gruppo KOS. Il progetto prevede un intervento articolato e multidisciplinare, volto a restituire decoro, sicurezza e durabilità all’edificio. L’intervento prevede un restauro profondo e tecnico delle superfici esterne e degli spazi aperti:
- Risanamento delle Facciate: Intervento su oltre 2.700 mq di superfici attraverso idrolavaggio, ripristino degli intonaci e finitura con rivestimenti acrilsilossanici ad alta resistenza.
- Restauro Ornamentale: Recupero accurato delle cornici in pietra e cemento, delle fasce marcapiano e dei sottogronda, utilizzando tecnologie di passivazione e ricostruzione con geomalte minerali eco-compatibili.
- Rifacimento Terrazzi: Un intervento tecnico completo che comprende la rimozione delle vecchie pavimentazioni, la posa di nuovi manti impermeabili bituminosi e la successiva pavimentazione in gres porcellanato antiscivolo (R11).
- Sicurezza e Carpenteria: Installazione di nuove ringhiere in ferro sui terrazzi, posa di linee vita anticaduta e allestimento di gazebi e fioriere per il comfort degli ospiti.
In linea con la filosofia di Teicos, il progetto impiegherà materiali all’avanguardia a basso impatto ambientale e sistemi elastometrici per garantire la massima protezione contro gli agenti atmosferici. Data la natura della struttura (RSA), particolare attenzione è stata posta alla gestione del cantiere a garanzia di un’esecuzione che tuteli costantemente la salute dei residenti e degli operatori.
